We as community managers play a number of roles in the success of a community association.  Our vision is to serve as leaders, advisors, problem solvers, advocates and educators.

 
We intend to remain a small management firm to provide a personal, consistent, and caring service.  It is our sole purpose to provide our management team an enjoyable work environment, to ensure they will be able to sustain a life - work balance.
 
Our clients trust us to do what is best for their community.  We are guided by our ethics and client's interests in everything we do.

Karrie Daugherty

PRINCIPAL | FOUNDER

COMMUNITY MANAGER

With over 20 years of experience in the HOA industry, Karrie began her career as a community manager before expanding her expertise into consulting, working directly with Boards to guide pivotal decisions, major projects, and long-term planning efforts. Her consulting work provided a deep look into the challenges many associations face—and highlighted the industry’s need for engaged, caring, and capable leadership. Motivated to fill that gap, Karrie transitioned back into full-scale community management, later partnering with her son to bring a higher standard of service and responsiveness to the communities they serve.

Today, Karrie is a driving operational force at Coastal Management & Consulting. She oversees internal processes, supports the management team, strengthens workflow systems, and ensures consistency and quality across all departments. Her unique blend of high-level consulting insight and hands-on community management experience allows her to advise Boards effectively while also improving day-to-day operations from within.

Karrie also leads professional development initiatives, ensuring that managers and staff have the training, resources, and leadership support needed to excel. Her commitment to operational excellence and community-centered service continues to shape CMC’s culture of integrity, empowerment, and exceptional client care.

Connor is a hands-on leader who oversees financial stewardship, community management, and operational strategy for Coastal Management & Consulting. As Principal and Treasurer, he ensures each association’s financial records are accurate, transparent, and aligned with long-term planning goals. He works closely with investment brokers to optimize reserve performance and guide responsible decision-making.

In addition to his financial role, Connor actively co-manages communities, supports Board members, and helps drive major projects and initiatives. He also leads internal operations, focusing on workflow optimization, communication, and consistent service standards across the company. Connor’s comprehensive approach—combining finance, management, and operational oversight—plays a key role in delivering exceptional support to the communities CMC serves.
